A Little About The Inn
The INN OF THE SEVENTH MOUNTAIN is a full service
resort operation located seven miles west of Bend, Oregon on the Cascade lakes
Highway. The Inn is the closest lodging to Mt. Bachelor ski area.
The INN opened for business 1n 1970. It includes 230 condominium units on approx. 90 acres of land. The condominium units are used primarily for vacation homes by owners and as rentals. The INN attracts visitors and guests throughout the year including skiers and snowboarders in the winter, golfers in the Summer and recreation seekers all year long.

Condominium Ownership at the Inn of the Seventh Mountain includes participation in the Association of Unit Owners , commonly referred to as the AUO. The most visible role of the AUO is the billing to owners for the following items on a monthly basis:
Land Rent (long term land lease that adjusts to the CPI)
Administrative Expenses
Security
Electricity (including the power in all condominium units)
Fire protection
Recreation Facilities
Telephone
Cable Television
City Sewer
Inn's water system (monitored by the State Health Department)
Central Heating and Cooling System aka DUSCO (from a ground-sourced heat pump)
Insurance
Replacement Reserve Fund
Each owner pays for the above items with each share determined by the percentage of common elements that each unit has.
Each owner is responsible for their own property tax billings, billed each year by Deschutes County.
The AUO is managed by Cascade Bookkeeping, who takes direction from the AUO Board and is supposed to operate as an impartial third party.
The AUO is governed by the Condominium Statutes of the State of Oregon. Condominium Declarations that the original developers of the property filed, that are specific to the Inn of the 7th Mountain.
Rentals and Property Management are handled by an on site rental management company or by Central Oregon Accomodations (John and Susan Scott). Owners also have the option of renting on their own.
The Condominium Association By-Laws also serve to govern the association by setting forth policies and procedures for the operation of the Association. The By-Laws outline details of how the AUO and it's Board will function, election periods and voting procedures. The By-Laws state that the INN of the Seventh Mountain does not allow Time Share Activity.
The core facilities are operated by Fandango /INNspired. Keys for all rental units, regardless of which management company you choose are obtained at the front desk .
